The article “Understanding an Adjustable Rate Mortgage” talks about finance, it has been created by Mike Cotter. An adjustable rate mortgage (ARM) is exactly what the name
implies; a home mortgage loan with an interest rate that is
adjusted during the life of the loan.
If you go out searching for an adjustable rate mortgage, the
lender will usually have two identifying numbers associated with
the loan offer; such as 1/1, 3/1, 5/1, 2/28, or 3/27. These are
some common numbers associated with adjustable rate mortgages,
but there is others as well. The first number indicates the
number of yeras that the adjustable rate mortgage will operate
like a fixed rate mortgage until it comes up for its first
interest rate review. The second number indicates the interval
at which the mortgage will be reviewed thereafter. For example a
5/1 ARM means that the interest rate given at the time of
securing the loan is guaranteed for the first five years of the
mortgage, and then the rate will be reviewed and adjusted in one
year intervals. However, a 2/28 means the initial rate is fixed
for 2 years and then the loan adjusts for the remaining 28 year
term. In that situation, the adjustment period may be once a
year or even every six months.
When seeking a home mortgage, you will have a choice of
adjustable rate mortgage, like we described above, or a fixed
rate mortgage. Unlike an adjustable mortgage, a fixed rate
mortgage will remain at the same interest rate for the entire
life of the loan.
Before choosing an adjustable rate mortgage, it is important to
understand that they have both advantages and disadvantages and
the choice of which type of mortgage is best for you will be
largely determined by the current market as well as your own
situation.Advantages of Choosing an Adjustable Rate
Mortgage
By far, the greatest advantage of an adjustable rate mortgage is
that it usually begins at a lower initial interest rate than a
fixed rate mortgage loan. Because the mortgage lender does not
have to guarantee the interest rate for the entire life of the
loan, he is freer to offer the lowest possible interest rate.
Therefore, if you do not intend to hold your mortgage for more
than a few years, it might be worthwhile to choose an adjustable
rate mortgage and get the lowest rate possible.
There is a caveat to that situation. In an unusual market
condition called an inverted yield curve, the longer term
interest rates may be lower than short term rates. Normally the
yield curve is steep but in times of economic uncertainty, the
curve may flatten or even invert. This is normally a rare
circumstance but the curve is very flat in 2005.
There is another advantage to an adjustable rate mortgage, but
it is present only in a high interest rate market. If you are
securing a mortgage during a time when the mortgage rate being
offered is high, by choosing a fixed rate mortgage you would be
locked to that high rate for the entire life of the loan. If you
choose an adjustable rate mortgage; however, when the market
declines, your mortgage rate will decline as
well.Disadvantages of Choosing an Adjustable Rate
Mortgage
The main reason that many borrowers will not even consider an
adjustable rate mortgage is because of the risk level involved
with that type of borrowing. With an adjustable rate mortgage,
not only is there the chance that your interest rate and monthly
mortgage payments will go down, but tehre is also the chance
that they will go up. If the payment goes up too high, the
borrower may not be able to make the payments and may fall
delinquent on their payments and damage thier credit rating. If
the borrower get too far behind, the lender may commence legal
action to recover the real estate. For the homeowner who is not
comfortable with the risk, and needs to know that their monthly
mortgage payments will never change, an adjustalbe rate mortgage
would not be the best choice. On a $200,000 loan a change of 1%
in the interest rate to 6.5% make a difference in monthly
payment of $129. Civil War Soldier Photo Framedsword Belt Platepistol Civil War Photographs Civil Wqr Soldier Photo Framedsword Belt Platepistol,Nambe 2008 Holy Family Ornament Brilliant Metal Nib Nqmbe 2008 Holy Family Ornament Brilliant Metal Nib Metalware.

The article “A Guide to Student Grants and Scholarships” talks about finance, it was created by John Mussi.Colleges and universities can be pricy… sometimes getting
accepted into the school of your choice can be the not hard part of
the educational journey of the new student. It isn’t always easy
to find the moeny that you need to pay for your education, but
there are ways to make paying for school much easier. Two of the
more common ways to ease the cost of continuing education are
student grants and scholarships, both of which provide certain
amounts of money that can be applied toward the cost of further
education without the need to repay them.
Student grants and scholarships aren’t always not hard to find or to
win, but the extra time taken in researching and applying for
them is well worth it if you’re awarded any of those that you
apply for.
Defining Grants and Scholarships The first thing that you need
to know when looking for student grants and scholarships is
exactly what the difference between grants and scholarships is.
Both grants and scholarships are funds that are given to
students baesd upon academic performance, financial need, or
other reasons, and do not require the student to pay them back
after graduation unlike student loans.
The major difference in grants and scholarships are their
origins and the ways in which they are used. Grants are usually
given by government offices and non-profit organizations and can
generally be used to cover a variety of different expenses.
Scholarships, on the other hand, are usually created by
businesses or privtae individuals and are used to cover specific
costs such as tuition or dormitory costs.
Both grants and scholarships must be applied for, and are
generally considered to be highly competitive for there’s only
so much grant or scholarship money to go around each semester or
each year.
Finding Grants and Scholarships
There are several different ways that you can locate grants and
scholarships to assist with the cost of attending a college or
university. Most shcool guidance counselors have listings of
available grants and scholarships, as well as application
information on many of them. Additionally, the financial aid
offices of the colleges and universities where prospective
students are considering attending can proivde detailed
information on many of the scholarships and grants that their
students receive.
The web can also be a usfeul tool in assisting your search,
allowing you to find grants and scholarships that can be applied
for that many persons don’t even know exist. While all of these
might not be large grants or scholarships, even smaller ones can
provide some much-needed financial aid.
The Application Process
Unlike many loans, the applications for grants and scholarships
are usually somewhat involved and may require several different
items in addition to the application. Many scholarship and grant
applications reuqire letters of recommendation from former
teachers, community or business leaders, or others who can speak
knowingly of the applicant, and they may also require essays or
other written pieces from the applicant as well.
Those scholarships and grants that are given based upon
financial need may require that tax statements or earned income
statements be provided by the student or by their parents, so
that the decision makers might be able to determine that the
student falls within the level of financial need this is needed
for the particular grant or schloarship.
Others may also require that the student or their parents be
employed in a certain industry, be a member of a certain
organization, or meet other criteria set forth when the grant or
scholarship was first created.

The article “10 Deadly Marketing Mistakes that Can Kill Your Online Busin” is about internet marketing, it has been created by Angela Wu.Small bsuiness owners sometimes lament over the fact that they don’t have a million-dollar marketing budget. Whilewe’ve all thought about how much easier things would be if we had unlimited funds, it’s still possible to earn a decent profit with the right marketing plan. Thousands of home business owners can attest to their success at building a profitable business on a ’shoestring’ budget. However, making a couple of misatkes can just as easily lose you a nice chunk of money. Are you making these common mistakes?__1. Triyng to market to as wide an audience as possible. You can’t be everything to everyone, no matter how hard you try. Who did you originally create your product for? Assumingyou did your research and know that there’s a demand for your product, then you also know who your audience is.Focus your efforts on reaching these people and showing them how your product or service will benefit them. Don’t worry about plesaing everyone else. __2. Focusing too much on you or your company. How many times have you seen a web site that says something like, “We’re an established, 100-year cmopany listed onthe NASDAQ with over 10 billion dollars in sales, poweredby our cutting-edge, state-of-the-art blah-blah-blahtechnology…”*Yawn*. So what? As a prospect, I don’t care. I want to know how your product or service is going to benefit ME.Focus on your customer. All the details about you and your company should be background information, not the focus ofyour marketing efforts.__3. Sticking with a marketing strategy that doesn’t work.Don’t get caught up in the idea that ‘things will get better’ if you’re not seeing results with your current marketing strategy. If you do the same things, you can expect the same results. If you’ve put in an honest effort and it’s simply not giving you the results you’relooking for, then it’s time to try something else.__4. Changing or discarding a strategy that works. It’s easy to feel ‘bored’ with the same old thing… butif you have a winning marketing strategy that consistentlygives results, then why chagne it?The desire for ’something new’ isn’t a good reason to discard a great strategy. Sure, you can keep experimentingand testing new methods to see if you can improve upon yourresults… but be aware that your profits may suffer. Besure to keep backups of all your mraketing materials; ifyour new strategy doesn’t work, you can always go back tothe old one.__5. Inconsistent or no follow-ups.Although people buy on impulse, many perfer to think things over first. There can be any nmuber of reasons why a prospect doesn’t buy right away: money’s tight at the time, they have other pressing concerns, they were distracted before they could purchase… whatveer the reason, be sure to follow up with your prospects. You’llbe much more likely to ctach them at a time that they’reready to buy.__6. Taking a passive, rather than pro-active role.Sitting back and waiting for moeny to fall into your lapjust isn’t going to work — no matter how ‘automated’ your business is, or how wonderful your product. Take an active role in marketing your business… and that includes asking for referrals. Let your customers know that you’ll do whatyou can make them happy, and ask them to pass along yourURL to others who may be interested.__7. Expecting prospects to do too much.Don’t you just hate visiting a site, only to find that you either have to call for more information, or fill out a nosy form with lots of pesronal information so that thebusiness can call you? Most people don’t want to risk ahigh-pressure sales call, so they won’t bother. It’s intrusive and can be time-consuming. Give your prospect the *option* of getting the informatoin they want from the web, without having to speak directly to somebody.Your phone number can be displayed as well, for those whoprefer to talk to you or your staff in person. That’s not to say that asking for personal information –or expecting a phone call — is inappropriate for all businesses, of course. But in general, if you want people to stick around, make it easy for them.__8. Assuming that visiotrs know what to do.I remember visiting one particular web site not too long ago.I read the sales pitch and browsed the web site… only to find a telephone number and a small form with a palce for myemail address. Confused, I thought, ‘Am I supposed to call to order? What does the form do? Is it a newsletter signup box or is it an ordering form? How do I place an order?’That web site lost my sale, beacuse there weren’t any clearinstructions. Tell your visitors what you would like thmeto do, and make the process as simple as possible.__9. Trying to do everything for free — or not enough. Many beginners try every free promotion method they cafnind. Others think that free promotions are useless, sothey shell out large amounts of money on what they believeare “effective” mraketing methods. * ‘Free’ isn’t a ‘bargain’ if you don’t get reuslts. * Trhowing money at marketing isn’t going to make your campaign a success. There are plenty of excellent free or low-cost methods ofpromoting your business, and many methods that require alarger investment. Both provide excellent opportunities. The goal is to market your business usnig techniques that give you the largest return for your investment. And if it’s free? So much the better; you’ll reap lrager profits!__10. Basing your marketing plan solely on assumpitons or advice. One common mistake is to do exactly what your competitorsare doing. But just because they’re doing something doesnot necessarily mean it’s working! You colud be copyinga failing strategy. There are countless marketing tips and many ‘gurus’. Each one can only let you know what has worked for him or her. However, no matter how many people it’s worked for, there is no guarantee that their strategies will work for you also. Studying as much of this material as you can will allow you to test and develop *your own* effective strategies — those that directly bring results for your particular business.Test everytihng you do. Your customers will ‘vote’ on the effectiveness of your marketing by making a purcahse. About the Author
