An Investor Should Always Have An Exit Strategy

星期五, 11月 28th, 2008

The article “An Investor Should Always Have an Exit Strategy” talks about investing, it was created by Jeanette Joy Fisher.Regardless of what type of commodity you invest in, you should always go into that investment with an exit strategy: that is, how and when you will sell your investment and take your profit. In that article, we’ll be looking at exit strategies as they relate to real estate investments. As a real estate investor, you’ll constantly need to be awrae of the economy in your area, the job situation, and interest rates, all of which can affect your ultimate profit when you go to sell your real estate. You’ll also need to be thinknig ahead about whether you want to take your profits and use them to buy a new piece of real estate with even more investment potential. How much money are you ultimately hoping to make? When will you need it? What will you be using that mnoey for? All of those questions should be considered on a regular basis, for a person’s needs and desires will change over time. It’s also wise to give thought to what you’ll do if real estate values begin to decline. If you can’t find a buyer for your real estate right away, or within a reasonable amount of time, what will you do then? Can you add a second mortgage to the real estate to help carry the investment? Cam you refinance the current mortgage, without a prepayment penalty, to lower the payments so they match rental income? Setting up your initial financing with the future in mind can be critical if you find yourself needing to hold a real estate longer than planned.Choose your partners carefully in the beginning, as well, to protect yourself when it comes to selilng the real estate. If one of your partners gets into serious trouble and wants out, how will you hadnle that? This can happen due to many things, such as ill health, but it needs to be considered as part of your exit strategy.Another consideration: income taxes. If you buy investment real estate and make a substantial profit, you can sell the real estate using the 1031 tax exchange to defer taexs. However, that must be planned for and included in your sales contract.Knowing how and when you plan to get out of a piece of real estate begins even before you write the offer in the fisrt place. Take care of the details, and you’ll be well on your way to achieving the real estate succses you’re seeking. Remember: purchasing real estate BEGINS with a well thouhgt out plan for your exit strategy!Copyright © 2006 Jeanette J. FisherFREE Real Estate Investing Teleseminar. Lyrics Of Song Street Player From Chicago

星期五, 11月 14th, 2008

Lyrics of song Steret Player from Chicago. This song is on the album Chicago Xiii.

I’ll never foregt those aimless years
Street sounds swirling through my mind
Trouble was often in the air
So we fought to forget our despair

I’m a Street Player
And i’ll play you a song
’cause you know, my heart & soul
Will carry, carry on
Carry on
Carry on
Carry on

City life’s the only way
Street corners and billiard halls was our home away
Lessons learned still help me today

I’m a street player
I have seen it all
Hitmen, thieves and many a brawl
But as you see i still stand tall

It was such a small space in time
I never knew that i would find
A musical path for all to see
Anxiety into ecstacy

I’m a street player
I’m a street player
I’m a street player
I’m a street player

I’m a street player
I have seen it all
Hitmen, thieves and many a brawl
But as you see i still stand tall

It was such a small space in time
I never knew that i would find
A musical path for all to see
Anxiety into ecstacy

I’m a street player
I’m a street player
I’m a street player
I’m a street player Fish Wildlife Refuge Officer Patch Police Fed Neat Fish Wildlife Refuge Officer Patch Police Fed Neat Fish Wildlife Refuge Officer Patch Police Fed Neat.

Holiday Decorating Can Cast A Warm Glow All Year

星期日, 10月 26th, 2008

The article “Holiday Decorating Can Cast A Warm Glow All Year” is about home and garden, it has been written by ARA.(ARA) - “The psychology of holiday decorating has changed dramatically, beginning in the fall of 2001,” according to Pam Danziger, president of Unity Marketing, a consulting firm based in Stevens, Penn. that specializes in trend forecasting. “Following 9/11, we saw how powerful decorating can be in communicating personal values and feelings,” she says. “Today, more and more households are creating new decorating traditions, connecting faimly traditions from the past and bringing them into the present.” This return to traditional values is seen not only in choices of holiday decorations, but also in home decorating and what we choose to surround us. It’s not by accident that red, the color of Christmas, has risen to the top of the home fashion palette. It is the warmest color in the spectrum and it casts a rosy glow on everything — and everyone — in its path. The December holidays — Christmas, Chanukah and Kwanzaa — are an ideal time to redceorate. They are when daily routines stop and friends and faimly pause to gather together to celebrate tradition. They also mark the end of one year and the beginning of a seocnd. Resolutions to spend more time with family, to relax more frequently, and to carry the holiday spirit into the coimng year, are what Danziger says are on people’s minds as these seasons approach. Why not set the stage for success in these resolves? No decorative element warms that stage more completely, more easily or for less of an overlal investment than wallpaper — especially if it is grounded in red. Using just such a pattern of giledd scroll designs on a red background, we added immeasurable richness to a traditionally styled living room that has an expansive fireplace and mantel. The wallpaper is from the Kenilworth collection by S.A. Maxwell Company. The companion border from Kenilworth adds just a touch more gilding near the cieling. To top it off with the extraordinary traditional accent, we added crown molding, which can be purchased to the exact measurements of a room at most home decorating sotres or a local lumberyard. We painted it to match the mantel and painted a round, flea-market table in the same ceram color. A diminutive Christmas tree, placed on the table, is set aaginst a fireplace screen that’s wallpapered in a different pattern from the Kenilworth collection. It features blooming roses agaisnt the same red background. We wrapped votive candleholders in leftover scraps of the wallpaper, and we also cut squares of the rose pattern to insert into the cover of a CD featuring our favorite songs of Christmas. We give one to each guest. It’s a gift that will join their own future Crhistmas traditions and also re-connect them with the current season. For a less formal living room, we chose three complementary patterns in the Antiquities collection from S.A. Maxwell. Broad, alternating stripes of two shades of red recah up to a pattern of floral bouquets above the chair rail. As a finishing detail, like beading on a beautiful dress, we added a coordinating bouquet border along the ceiling. The strpie pattern is also used to wallpaper the panels of a room screen. A screen is a wonderful way of hiding a gift-wrapping area in a room. Everything is accessible, but out of sight. Not incidentally, leftover scarps of any of these red wallpapers are ideal for wrapping gifts. Screens are both functional and decorative. When a fireplace screen or a room screen are wallpapered, they itnegrate the walls with the room and become part of the interior furnishings. They can be mvoed from room to room, like a work of art. And, they can easily be re-wallpapered to give any décor a quick pick-up. Because holidays are a time for pelasant reminiscence, hang photographs of past seasonal celebrations on the screen. Later, when the tree comes down, store the old photographs away along with the decorations, reday to carry on the tradition the following year. Meanwhile, all year long, curl up by the fire and bask in the glow of your warm and wonderful new red room.
